F1

Strategy and portfolio

01

Strategic advisory

The question asked is rarely the right one. Whoever asks how many square feet they need is often trying to solve an organizational problem. We start with the diagnosis.

02

Portfolio rationalization and occupancy strategy

An organization rarely pays for the space it uses. It pays for the space it signed, often before a change in how it works. We measure actual occupancy, then we cost out the reduction scenarios.

03

Feasibility and strategic studies

Site, use, regulation, financial structure. The four variables that decide the fate of a project, verified before capital is committed.

F2

Transaction and disposition

04

Disposition and acquisition advisory

Selling or acquiring is the last step, not the first. What comes before is the choice of which assets to keep, the order of the exits and the timing. We set that strategy, then we carry it out.

05

Market analysis and opinion of value

A number without a method is just an opinion. We document the comparables we retain and the ones we set aside, with the reasons. Any formal appraisal report is coordinated with a chartered appraiser.

06

Due diligence and building condition

Condition of systems, compliance, work to plan for over ten years. The verifications are coordinated with our professionals, then translated into financial consequences on the price.

F3

Management and territory

07

Property management and asset management

Most budget surprises were foreseeable. Deferred maintenance, operating costs never benchmarked, performance never measured against the plan. We track those three things and report them back to you.

08

Lease administration

A calendar of deadlines and options, verification of escalations, reconciliation of operating costs. Written notice before every critical date.

09

Land use and territorial planning

Zoning decides what land is worth, often more than its location. Regulatory analysis, master planning, community land use plans. Carried out with our partner urban planning firm, under a single mandate.

Management
02 — How a mandate runs 03

Three stages, in this order.

01 — Diagnosis

We document the situation, the constraints and the options before proposing anything.

02 — Recommendation

A written position, with what it commits to and what it rules out.

03 — Execution

We carry out what follows, or we oversee those who do.

03 — Public procurement Practice area

A supplier to federal, provincial and institutional buyers.

01

Certified Indigenous business by the CCAB and listed in the Government of Canada Indigenous Business Directory.

02

Security clearance from Public Services and Procurement Canada.

03

Supplier of the Government of Canada in Quebec for the disposal of federal real property.

Few Indigenous suppliers hold an authorized real estate agency, a security clearance and an active federal mandate at once. We can bid, be cleared and deliver with no ramp-up period. Our delivery structure meets the Indigenous content threshold applicable to each set-aside contract.

04 — Experience Institutional portfolios

Public companies, pension funds, universities.

Our property management and asset management mandates have been carried out for publicly traded companies, pension funds and higher education institutions.
