01 — Succession Since 1990

The handover happened from within.

1990

Trillion, today Panorama, is founded in Laval. Companies and institutions quickly entrust it with their brokerage and property management mandates.

2010

Benoit Loyer joins as executive manager and chartered broker. He leads major mandates for Ivanhoé Cambridge, Cominar, Metro inc. and HEC Montréal.

2025

Benoit Loyer acquires the company and the founder retires. He replaces the Trillion name with Panorama, and ongoing mandates continue with the same team.

Benoit has more than 20 years in commercial, industrial and institutional real estate. His track record combines major transactions with property and asset management mandates for publicly traded companies, pension funds and institutions. He represents the Government of Canada in Quebec for the disposal of federal real property.

02 Julia Cloutier, MBA

Julia Cloutier, MBA

Vice-President, advisory and management

Julia has more than 20 years in property and asset management at VIA Rail, Metro and Sobeys, where she ran multi-site portfolios, lease administration and asset performance. She holds an MBA in real estate from UQAM, leads the Advisory and management division and carries out portfolio, feasibility and planning mandates.

Susan guides organizations from mandate to signature. Her persistence makes the difference on demanding files: she leads the negotiations, structures the conditions and holds the file through to signing. She works with private companies on leasing, sale and acquisition.

Benoit is recognized for more than 35 years of expertise in commercial, industrial and rental building transactions. His experience as an investor gives him a deep understanding of the market. His reputation rests on his integrity and a proven ability to close transactions that favour his clients.

Kahsennenhawe served close to twenty years in elected office at the Mohawk Council of Kahnawà:ke, including as Grand Chief. She led negotiations with the federal and provincial governments on jurisdiction, territory and economic development. She knows from the inside the decision-making processes that govern a real estate decision in a community.

Marketing Director, real estate broker

Carla has close to 20 years in real estate. A broker, she leads the marketing of buildings entrusted to Panorama and prepares their positioning, documentation and exposure before they reach the market. She also carries out buyer, seller and tenant representation mandates.

07 Nadezhda Bundova

Nadezhda Bundova

Director, real estate operations compliance

Nadezhda ensures compliance on mandates in both divisions, brokerage as well as advisory and management. She verifies documentation, registers and mandatory forms at every stage of a file, and sees to the agency’s regulatory obligations as well as its contractual commitments.
